Acuform was interviewed and selected among several architects for a new class A office campus located in north central San Antonio. The scope included a 34,000 sq. ft. primary building, a 13,000 sq. ft. tenant building, and a 3,000 sq. ft. Sensitive Compartmented Information Facility (SCIF). Through careful evaluation of the owner’s goals we identified four primary objectives: strengthen company “team,” preserve natural qualities of the site, appease the residential neighbors, and reduce overall operating costs. We worked with several department leaders to gain a firm understanding of the company’s organizational arrangement and work flow processes. 

 

The site was arranged to preserve several heritage trees (including one nearly 130 years old). While the spaces inside were high to incorporate the commercial structure and building systems, perimeter balconies along the side and rear of the building enabled the elevation to step down to a more residential scale along property lines. In addition to our passive solar design strategies, we incorporated rainwater harvesting methods, drought tolerant plantings, and a site-wide chiller system to reduce the overall operational expenses and ultimately achieved a LEED® Silver designation.
